Normally people give house construction on a “Contract Basis”. In a contract, the contractor quotes a price on square foot basis, sets certain quality norms, and indicates some specifications. However, the “contract system” has certain drawbacks.
These are:
(a) The contractor gives quote based on likely expenditures based on prevalent market rates of material and labor rates. These being variable, he many a time gets in to financial losses and leaves the project un-finished and this leads to litigation and hardship to the owner.
(b) Due to the market price fluctuations, the contractor tries to cut corners in quality or delay the project.
(c) Many a times contractor does not use the specified materials/fittings resulting in poor quality of work.
(d) Many a time, contractor changes the initial quoted rate citing reasons beyond his control.
We do your individual project with focused attention on a consultancy basis by charging you a flat rate of 15% when the expenditure incurred for construction of your house is less than 50 Lakhs, similarly 12% for construction cost between 50 Laks to 1 Crore and 10% for construction cost above 1Crore. The above mentioned percentages is also applicable to professional fee paid to architect/structural engineer/electrical consultants and Vaastu experts. We need to charge this for our coordination and time spent for these works.
